Who typically qualifies
You generally need on-time payments, at least six monthly installments made, and 210 days since your last closing. Income docs are lighter, credit checks are modest, and occupancy usually must be owner-occupied. Keep in mind you’ll still pay mortgage insurance premiums (MIP), and most closing costs can’t be rolled in-only the upfront MIP may be financed.
